Kenall carried out the renovation to modernize five historic buildings (16, 44, 615, 2002 & 2006), encompassing 104,000 SF, and originally built 100 to 160 years ago. The goal was to transform these structures into functional administrative office spaces with a 25-year usable life while preserving their historical character. In collaboration with the State Historic Preservation Office (SHPO), Kenall developed designs that honored the historic features, earning final approval from SHPO after several consultations.
The renovation project included upgrades such as additional office space, restrooms, new electrical and mechanical systems, updated interior finishes including walls, ceilings, and flooring, and an approved automatic sprinkler system for fire protection. The designs also featured energy efficiency enhancements, including improved humidity control using dehumidified make-up air and better sealing of building envelopes to reduce infiltration.
Among the buildings, B615 stood out as a unique music facility and band hall dating back to the 1800s. The design approach focused on creating a state-of-the-art music facility while ensuring the historical significance and architectural character of the structure were preserved.
The project conformed to the latest International Building Code, Unified Facilities Criteria, USAF & Army Design Criteria, and JBSA-FSH Architectural Standards. Throughout the design phase, five progressive submittals were required (35%, 65%, 95%, 100% and Issued for Construction). Construction Phase Services included reviews of 20 submittals and shop drawings, responses to 30 Requests for Information, and on-site visits to oversee the implementation. This effort skillfully balanced modernization with the preservation of historic integrity, achieving a successful transformation of the properties.
